A Large Disparity Between Broker Performance in Bedford Single Family Residence Market.

The above chart shows average sold price per square foot, average sold price/original list price, average sold price, average days on market and the average REEF (Real Estate Effectiveness Formula) score for firms with more than 3 single family sales in Bedford at Falls River in Raleigh, North Carolina.

Disparities are real, a 53 day difference between the lowest days on market and the highest days on market, average sold price per square foot difference of nearly $12.00.

This Bedford example does support the premise that the longer a home is on the market, the lower the price per square foot when it finally sells and the lower the return for seller.
