Spring Market is Here

Buyers have woken up in Wake County and are driving a surging real estate market. Three real-time data points that prove our market is better than you think.


According to Showing Time, the Triangle Multiple Listing Service showings' home viewing appointment center is UP for March vs. March 2022.


Again, according to the Triangle MLS, 860 homes have gone under contract thus far in March 2023, vs. 960 for the same period in 2022.

With the surge in showings, the market should close the gap over the last two weeks of the year and end up within 10% of March 2022's very crazy totals.


The homes under contract month to date have an average list price of $552,000.00, proving again the market is moving forward despite higher interest rates.



Showings on $1,000,000.00 plus homes increased 90% from a year ago.


141 homes have closed in March over the asking price this month.


The market is performing well. However, the difference in performance in individual listings is staggering, with some homes selling for thousands above the original asking price and others sitting on the market and realizing tens of thousands below the original asking. The reasons are very identifiable and avoidable.
