Out of state buyers are driving our success. We knew our system would out perform the market, what we did not anticipate is how our listings would inspire out of area buyers.
When we say out of area buyers, we are talking about buyers from other parts of the country relocating or looking for a second home. 68% of our listings have sold to buyers that do not currently live in the area of the home they are buying. One sale we had offers from 3 different states, two sight unseen.
The other factor is that these buyers have created a very high number of cash and high down payment transactions, reducing any mortgage and appraisal stress and creating certainty for our sellers.
