Showings Skyrocket Prior to Holiday Week

Contracts ratified last week: 566. Same Week Last Year: 481 (Wake county)
Showings last week: 3064 (Raleigh, < $2m, Detached) Same week 2019: 2430 (last year 04, July was in the middle of the following week, next week leading to the holiday should be relatively quiet)

Homes listed last week: 548

Last week Wake County placed a net negative 18 homes on the market. 488 more homes went under contract than hit the market in the last six weeks. 

36 existing and new construction sales over $750,000.00 last week. 10 $1m plus sales, Copperleaf (2), Preston, and ITB (4) as again most high end sales are in brand name developments.


This week’s observation: I have been showing $750,000 plus homes all over Wake and Orange County the last 3 months to buyers relocating from the north east (so if you’re looking and want insight). There is a serious lack of product on the ground, I am anxious to revisit prices in the next quarter. Almost all of it new or vacant.
