Fireworks Continue in Raleigh Home Market

July 6, 2020

The Raleigh/Wake County market velocity continues to soar. Showings down, sales up last week heading in 4th.

Contracts ratified last week: 581. Same Week Last Year: 420 (Wake county)
Showings last week: 2023 (Raleigh, < $2m, Detached) Same week 2019: 1939

Homes listed last week: 524

Last week Wake County placed a net negative 57 homes on the market. 545 more homes went under contract than hit the market in the last seven weeks.

33 existing and new construction sales over $750,000.00 last week. 13 $1m plus sales, again most high end sales are in brand name developments. Copperleaf, Birklands, MacGregor, Preston in Cary and anything Inside The Beltline (ITB).

This week’s observation: Three of the areas greatest homes went under contract last week. Including the iconic 811 Bryan St. A lot of very old inventory is selling, a lot that need a serious design update.

I work with institutional sellers to efficiently and profitably move thousands of listings faster and more profitably. If you are a builder, iBuyer or seller, maximize the value of your assets.
